Maintenance Manager - UHNW Private Residences (Central London)
Salary: £70,000 - £90,000 DOE
Hours: Monday-Friday, 09:00-18:00 (with flexibility for call-outs)
One of our clients is seeking an experienced Maintenance Manager to oversee the technical upkeep of a portfolio of ultra-prime private residences in central London. This is a non-resident role with a strong focus on mechanical & electrical (M&E) systems, contractor coordination, and compliance management.
The successful candidate will be hands-on, discreet and highly organised, with a background in high-end residential, UHNW, or luxury hospitality environments.
Key Responsibilities
- Manage maintenance contracts (M&E, HVAC, lifts, BMS, security & fire systems, swimming-pool plant, AV/IT).
- Plan, schedule and record all maintenance - both proactive and reactive (HVAC, plumbing, electrics, life-safety systems).
- Perform minor repairs and maintenance (e.g. boiler resets, radiator issues, lighting, basic carpentry/painting).
- Supervise and coordinate external contractors, ensuring works are completed on time, to specification, and within budget.
- Maintain all compliance records (Gas Safe, NICEIC, PAT, L8, fire alarm testing).
- Monitor and respond to technical/security alarms as a first responder.
- Maintain inventories and track maintenance expenditure.
Candidate Profile - Background in heating engineering, HVAC, mechanical, or electrical trades (City & Guilds / NVQ Level 3+; Gas Safe or F-Gas desirable).
- Minimum 5 years' experience in prime-residential, UHNW households, or 5-star hospitality.
- Hands-on and solutions-focused, comfortable handling minor fixes as well as managing contractors.
- Strong vendor management, compliance, and record-keeping skills.
- IT-literate (MS Office / Google Suite).
- Professional, discreet, and trustworthy; able to work around children, guests, and pets.
- Full right to work in the UK; fluent English required.
