Estate Groundskeeper (live-in)
Near Epsom, Surrey
Salary: c. £30,000 - £40,000 depending on experience, plus accommodation
One of our private clients requires an experienced and dedicated Estate Groundskeeper to join the team at a substantial private country estate in Surrey. The successful candidate will work alongside an established estate team, supporting day-to-day operations and contributing to a varied programme of ongoing projects.
The Role
The Estate Groundskeeper will work under the direction of the Estate Manager and will play a central role in ensuring the smooth operational running of the property. The estate extends to approximately 100 acres and encompasses extensive landscaped grounds, parkland, ponds, stable facilities, swimming pools, irrigation systems, and a tennis court, with further significant development and renovation projects currently underway or in planning.
Key Responsibilities
- Maintain lawns, gardens, trees, hedges, and landscaped areas to a premium standard
- Operate and maintain groundskeeping equipment (mowers, trimmers, blowers, irrigation systems)
- Monitor and manage irrigation systems; adjust schedules for seasonal conditions
- Identify plant health issues, pests, or diseases and take appropriate action
- Perform routine maintenance of pathways, driveways, outdoor furniture, and hard landscaping
- Monitor and maintain correct temperature settings for the swimming pool, cold plunge, and Jacuzzi, ensuring optimal performance at all times.
- Responsible for water sports maintenance and showing guests how to use them
- Ensure all grounds are clean, safe, and presentable at all times
- Liaise with management regarding schedules, priorities, and special requests
- Support external contractors when required (landscaping, pest control, tree specialists)
- Adhere strictly to health & safety procedures
- Responsibility for the care of two guard dogs may be required
Candidate Profile - Previous experience as a groundskeeper, gardener or landscaper on a large private estate/country house is essential
- Experience working with UHNWI's
- Knowledge of irrigation systems, pond management, swimming pool maintenance, or external infrastructure would be a distinct advantage
- Exceptionally organised, proactive, and calm under pressure
- Practical and hands-on, with the ability to manage multiple priorities simultaneously
- An outstanding communicator with strong interpersonal skills and the confidence to engage across all levels of a busy estate team
- Fluent English
- Full UK driving licence
- Professional, discreet, and highly reliable, with a natural inclination to follow through on every task
- Comfortable working within a dynamic environment where standards and expectations are consistently high
- Physically fit and able to work outdoors year-round
Working PatternMonday to Friday, with flexibility occasionally required in line with estate activities and principal residence. Hours will reflect standard seasonal estate working patterns.
Accommodation This is a live-in position. Accommodation comprises a two bedroom cottage on the estate.
